Lew, I’m in Hoover, we are looking to do the same thing - I’m looking at Pell City, Wedowee and also the Albertville/Guntersville areas Alabama (we probably wind up in Pell City, away enough for me and big city enough for the wife)

Wedowee is where a bunch of wealthy people from Georgia are moving and it’s awesome

Pell City is very much like part of the suburbs of Bham (45 minutes out in I 20) with anything you could want

I think you’d be wise to look at the Tennessee options for no taxes or look at Lake Guntersville in Alabama, it’s north & just across the Georgia line; very close to Chattanooga and. Birmingham, so your wife can do big city shopping without too much headache when she wants…

I wish they'd pull the trigger on the Northern Arc from Cartersville to Duluth.

Just saw this & it reminded me of this thread

Pretty close to how I feel right now…

The level of “leave me the hell alone” I’m trying to achieve -

Add in a big pond stocked with bream and bass and it would be perfect

Rolling but not too severe. If I came back I’d shoot for that or something near Ellijay.

My wife and I just bought a lot in Ellijay...or just outside of it, actually. Beautiful lot with view of the mountains and a small neighborhood lake.

I have a lot just outside of Hiawassee in between Hiawassee and Hayesville, NC....we just put it up for sale.

Both are very nice places and have a lot to offer as far as mountain amenities. Apple Orchards, wineries, fairs and then they both have touristy mountain shops as well as regular shopping like Home Depot, WalMart in different areas of the towns to preserve the mountain feel.

Dalton gets a lot of illegals for some reason these days. I think the carpet mills draw them.

We are very happy with our lot in Ellijay, though. We will build in about 2-3 years when the wife retires. (I married a young 'un)

Check out lots in Falling Waters in Ellijay.

Here are a couple of examples in Falling Waters:

Lake Guntersville is close to Huntsville and there is plenty of shopping and cultural activity here. If you're looking for reasonably priced land, the Grant, Arab, and Scottsboro areas are close to Huntsville and Lake Guntersville. Houses on the water are expensive, but land in the countryside is still reasonable in most areas.

The carpet mills have drawn the amigos since Reagan.

They opened an INS office in Dalton, FFS.

I like the NE GA Piedmont, just before you get to the mountains: Banks, Franklin, Elbert County area. You’re probably more apt to find some land there that’s cheaper than in the mountains or northern metro suburbs.

I entertained leaving south GA when I retired but my wife no-billed it. I was actually looking at 100+ acres in Eastern KY and also considering northern Idaho.
