Guy used to run the Cajun meat market on Pineville in LB. He closed it and opened a single deli counter inside of Ice Cream Palace next door to his old place, right behind Danny's Seafood.
He has good paninis too, but they're a little expensive.

The food is great on the Coast. We drive down for date nights when we can since its only about an hour.
A 2nd house in BSL or the Pass would be nice, or a condo or timeshare on an Alabama beach.
I'd just like to eventually live somewhere with some foothills and fall colors.

I second this or maybe a place close to lake mars boat launch in OS. Also would like a place on Petit Jean mountain, Arkansas or close. Been going there forever and it’s a good bit closer for me than Fayetteville or northwest corner.

A few years ago before R/E prices sky-rocketed I passed on a little fishing camp on the Pascagoula a few miles up from the mouth. It was a refurbed 2/1 but it had a good bulkhead and dock and wrap-around porch. $64,000. I kick myself for not jumping on it.

Heber Springs/Greers Ferry Lake is not a bad drive from most points in Mississippi. You can fly through the MS Delta, but take it easy in the AR Delta.

You can get lots on sea cliff near lake mars launch starting around 20k and a couple miles further away in the 5-10 range but you gotta build 16ft high not a bad spot for a fish camp though.

About 7 or 8 years ago a customer offered me his little house just east of the bay on Henderson. $86k. It was a 2/1 with an extra bunkroom, bath and kitchenette on the ground.
Not waterfront, but it was well built. Frame survived the Katrina surge.
I declined, he sold it to someone else, and they doubled their money selling it BEFORE prices went crazy.
I could done that and been building on a few acres north of the interstate by now.

The area up the Wolf River is kind of untapped. That wouldn't be a bad place for a camp or even a home on some acreage.

Nice place, as long as you don't mind redoing floors every few years. If you're on stilts. No stilts, just build on pontoons.

You get in North LA and it is every bit as poor and rural as the MS Delta.
There must be a hidden oasis in Louisiana from what I am hearing, I lived in Louisiana for a decade, and traveled all over that shithole of a state and never came across the oasis.
Shotgun houses and trailers, with a truck, boat and side by side in the yard that are worth more than 4 times the shack.
